How Much Does It Cost to Build a House in Nepal in 2026?
"How much will my house cost?" is the first question almost every family asks us — whether they live in Kathmandu or are planning from Sydney, Texas or Tokyo. Here is an honest, simple answer based on the rates we work with at Green Design Nepal.
Current construction rates per square foot
For a complete house built by our team, our starting rates are:
- Classic design: about NPR 5,000 per sq ft
- Modern design: about NPR 4,700 per sq ft
Classic homes usually cost a little more because of decorative details — mouldings, pitched or detailed roofs, carved elements and more complex façades. Modern homes use cleaner lines and simpler forms, which saves some cost.
How to estimate your own budget
The simple formula is: total built-up area (sq ft) × rate per sq ft. Built-up area is the floor area of every storey added together.
In Nepal, land is usually measured in aana and ropani. One aana is about 342 sq ft, and one ropani (16 aana) is about 5,476 sq ft. A house generally cannot cover your entire plot, so the footprint of each floor is smaller than the land itself.
Example: 4 aana plot, modern design, 2.5 storeys
A 4 aana plot is about 1,369 sq ft. If the house covers roughly 70% of the land, each full floor is about 958 sq ft. Two and a half storeys give about 2,396 sq ft of built-up area. At NPR 4,700 per sq ft, that is roughly NPR 1.1 crore — before finishing choices that can move the figure up or down.
What changes the final price
- Finishing level: tiles, sanitary fittings, kitchen, doors and windows make a big difference.
- Soil and site: slopes, soft soil or difficult access can add to foundation and transport costs.
- Design complexity: cantilevers, large glass areas and custom details cost more.
- Location: material transport to districts outside the valley can affect cost.
- Approvals and drawings: municipal approval, structural design and supervision should always be part of the plan.
Why a rough estimate is only the start
A per-square-foot figure helps you plan, but every plot and family is different. A proper budget breaks the cost into structure, finishing and services so there are no surprises halfway through construction — the most common problem we hear about from families who came to us after a bad experience.
