House Design Cost in Nepal: What Affects Your Architect's Fee

18 October 2026 · 5 min read · Green Design Nepal

Before construction starts, every house needs a design: the drawings that decide how your home looks, how safe it is, and how much it will cost to build. Many families ask us what that design work costs. The honest answer is that it depends on what the design includes. This guide explains the factors, so you can compare quotes fairly.

Note: this article covers design fees, not construction. For a rough construction budget, use our budget calculator or read how much it costs to build a house in Nepal.

What a house design usually includes

  • Architectural drawings: floor plans, elevations and sections for every storey.
  • Structural design: earthquake-safe calculations and drawings by a qualified engineer.
  • Municipal approval drawings: the set needed for building permit (naksa pass).
  • Services drawings: electrical, plumbing and sanitary layouts.
  • 3D views: exterior (and sometimes interior) visuals so you can see the house before it is built.
  • Site supervision: visits during construction to check the work follows the design.

Two quotes can look very different simply because one includes structural design, approvals or supervision and the other does not.

What changes the design fee

  • House size: more storeys and more floor area mean more drawings and more engineering.
  • Style and detail: a classic design with mouldings and detailed façades needs more drawing work than a simple modern form.
  • Plot conditions: sloping, narrow or irregular plots need more careful planning.
  • Number of revisions: changing the layout many times takes extra design time.
  • 3D and interiors: realistic renders and interior design add to the scope.
  • Supervision: regular site visits during construction are extra work beyond the drawings.

Why good design saves money

A clear, complete design lets builders price the work accurately and prevents costly changes halfway through construction. A proper structural design also protects your family in Nepal's earthquake zone — this is not the place to save.

Questions to ask before you hire

  • Exactly which drawings are included?
  • Is structural design by a qualified engineer included?
  • Will you prepare and follow up the municipal approval?
  • How many revisions are included?
  • Are 3D views and site supervision included or extra?
  • Can the same team also build the house (turn-key)?
